Dear Sir or Madam,
I am the tenant of the property at [Address of the rented property], and I am writing to [Name of the landlord or letting agent] about a defect that has still not been put right.
The problem is as follows:

I first reported this to you on [Date you first reported it]. Since then the defect has not been remedied and I have had no clear indication of when the work will be carried out. Keeping the property in a proper state of repair is your responsibility as landlord, and this is not maintenance that falls to me as tenant.
I ask you to arrange the necessary repairs within fourteen days. Where the work cannot reasonably be completed in that time, please write to me within fourteen days with a firm date on which it will start and a date by which it will be finished. I will give access at any reasonable hour and can be contacted to arrange an appointment.
If the defect is not dealt with, I will put the matter before the body that handles disputes between tenants and landlords. I reserve the right to claim a reduction in rent for the period during which the property has not been fit for proper use, together with compensation for any damage caused.
