Dear Sir or Madam, I am the tenant of the property at [Address of the rented property], and I am writing to [Name of the landlord or letting agent] about a defect that has still not been put right. The problem is as follows: [What is wrong with the property] I first reported this to you on [Date you first reported it]. Since then the defect has not been remedied and I have had no clear indication of when the work will be carried out. Keeping the property in a proper state of repair is your responsibility as landlord, and this is not maintenance that falls to me as tenant. I ask you to arrange the necessary repairs within fourteen days. Where the work cannot reasonably be completed in that time, please write to me within fourteen days with a firm date on which it will start and a date by which it will be finished. I will give access at any reasonable hour and can be contacted to arrange an appointment. If the defect is not dealt with, I will put the matter before the body that handles disputes between tenants and landlords. I reserve the right to claim a reduction in rent for the period during which the property has not been fit for proper use, together with compensation for any damage caused. Does this apply to minor maintenance too?

No, this letter is for defects that are the landlord's responsibility to fix, not the kind of small upkeep a tenant is normally expected to handle.
